Job Summary
Please note, there is a requirement for out of hours working for site callouts, emergency equipment repairs and scheduled maintenance requirements outside of operational hours.
To take full responsibility for overseeing and ensuring the technical and maintenance requirements are managed, either directly or by suppliers, for the Hogmoor Building & Site, with particular focus on warehouse hardware and systems.
To ensure that the warehouse automated systems uptime is maximised at by overseeing and assisting with planned maintenance, diagnostics and resolution of functional issues including repairs. Management of supplier technical support with a clear drive to determine root causes and implement preventative solutions.
This is an engineering as well as administrative role requiring a full understanding of all aspects of both the building and warehouse systems including hardware and software functionality, control systems (including WCS, WMS, Scada), building management/HVAC systems, sprinkler/fire and alarm/access control, lighting and other mechanical/electrical/MHE systems.
This is a key management role within the logistics function due to the importance of maximising the efficiency and operational effectiveness of the Warehouse environment.
Responsible for line management of the 2 x Facilities and Maintenance Technicians as well as driving the management of resource planning to ensure that the business receives the level of support required day to day.
Responsible for managing the day to day relationship with all facilities suppliers – Knapp, Linde, Kingfisher etc.
What does this role Involve
Facilities Management
- Facilities include, but not exclusively the following;
- MHE
- Elevators
- Knapp equipment
- Location labelling (PT and VNA)
- All stock storage solutions (with Inventory Team)
- Sprinkler system and fire extinguishers
- Building Management System (BMS) including HVAC
- Access control
- Fire and security system
- Photocopiers
- Cleaning contracts
- Lighting (warehouse and office)
- Signage/floor painting
- Packing tape and paper fill machines
- Waste Management including balers
- Other (non IT) suppliers and equipment
- PAT tests
- Responsible for site security – office, warehouse and external site.
- Arrangements for preventative maintenance and repair of all equipment associated with the distribution of products in the warehouse as well as office functions.
- All warehouse and building related ancillary systems (e.g. tape and paper dispensers) and maintenance of legal/conformance records.
- Primary point of contact for all related suppliers. Tender services periodically to ensure receiving best price / service and competitive tension between suppliers.
- Primary contact for Fire Safety officer.
- Manage RAMs process for all on site works.
Systems maintenance
- Manage the preventative maintenance program aligned with Knapp warranty requirements to be documented, implemented and adhered to by the Asmodee team.
- Manage the Knapp recommended daily, weekly and monthly maintenance schedule and ensure 100% compliance by ensuring required maintenance is conducted and recorded / documented.
Breakdown repair and coordination
- Should there be a process malfunction, from jammed totes, shuttle or lift to motors, sensors or control systems, prioritize diagnosis and resolve. This may be led by the Knapp Visiting Engineer; however, it is the responsibility of the Facilities and Engineering Manager to ensure the problem is resolved, with assistance from operations if required.
- Co-ordinate and host site visits with Knapp Engineers.
- Engage in training with the Engineer during and after the repair.
Budget
- Manage and take ownership of the automated systems budget, including the justification of money spent on maintenance, breakdown and continuous improvement.
- Responsible for management of spare parts stock, its issuing to repairs, replenishment, and sourcing where appropriate.
- Track and report repair times, cost and root cause.
- Track and report all systems costs vs budget monthly.
What are we looking for
- 3 – 5 or more years’ experience of managing a facilities or maintenance team within an automated warehouse environment.
- Graduate level qualification with extensive Electrical / Mechanical and people management experience or completed a time served apprenticeship in Electrical / Mechanical discipline to minimum standard of NVQ level 3.
- A visible, energetic and motivated leader.
- WMS/WCS systems knowledge is essential.
- Pneumatic and Hydraulic knowledge is essential.
- Excellent communication skills with a collaborative approach.
- Reliable and dependable with the ability to cope and problem solve under pressure to keep operations running.
- Pragmatic approach to finding and implementing solutions.
- Commercial awareness – cost/benefit and experience of managing a budget is required.
- Experience and knowledge of legal and H&S requirements.
